How to improve your listing photoshoot process

Capturing Stunning photographs is like many aspects of life, it requires balance. An team work between agent and photographer often produces the best and most expedited results. Below I will list Several proven ways to make sure your listing is photographed as quickly and professionally as possible.
This first part is for the photographers, here are some tips on how to make the property look its best, and get in and out in style.
blinds and curtains: Decide based on the exterior lighting how they will be placed. If it is excessively sunny, to the point of overexposing your photos, it may be wise to partially close them to strain the light coming into your photo. And above all else make sure they are arranged with consistency.
Check if there is a preference with lighting on vs. off. Properties with lots of white tones and large windows can look amazing with nothing but the cool toned daylight breaking through the windows, while other homes may have less natural light and need some extra help from lamps and overhead.
Do a walkthrough and take a mental note of the number of bedrooms and bathrooms to make sure none are missed.
Discuss with the client if they have any points of interest within the property they would like you to focus on.
Will the doors be open or shut in the photos? As with the blinds, just keep it consistent
Now for the agents: Most of the job will be handled by the photographer, but do not be afraid to make suggestions or offer some guidance to suit your preference!
Before you send your photographer in, it is ideal to make sure the property is ready to be photographed. Have any pets accounted for, have the property cleaned up and staged in an attractive way, and make sure televisions and fans are turned off. This can assure your photographer can get in and out, and not have to spend extra time cleaning or walking the family dog out of the shot.
If the house is currently occupied make sure the tenants know of the photo shoot time and are ready, and can vacate if need be. This prevents any awkward mishaps of timing, such as the bathroom being occupied when the shoot is taking place.
Walk the house and look for any accents that could help the listing stand out, and point it out to the photographer for some detail shots, each house is unique, that can not only help the home sell, but also lead to the future buyers being aware of the personality pieces which can more quickly match them up with their perfect place!
